Next, you might review the documents provided by the seller. These have property information from the seller.
               
  Documents to review that will need to be signed and returned with an offer:    
               
  Sellers Disclosure - Mandatory under Michigan law. Property condition and history.  
  Lead Based Paint Disclosure - Mandatory under federal law. Seller knowledge.  
               
Inspections - some common types:          
               
  Before writing an offer, decide whether you wish to have any professional inspections.
  Note the the buyer typically pays for these - the seller rarely does - rarely.  
  - Sometimes offers will be made "subject to" acceptable inspection(s) on the property.  
  There are various types to consider. Some of the more common ones include......  
               
  TYPE / APROX TIME / APROX COST        
  Home / property- 2-3 hours, $250 - 450        
  Pest - 15 min. $45 if done w/ home inspection      
  Radon - A measuring device is left in the undisturbed property for 48 hours to measure, $40  
  Septic / well ( water quality ) - up to 1 hour, varies in price: $50 - 150, less if with home inspection
  Chimney / structural - often done by a contractor, varies      
  FHA - requires a number of the above as well as "suitability", 15 min., often done by appraiser.
